A six-bedroom farmhouse set in almost 80 acres of private farmland has come up for sale near the Norfolk-Suffolk border - along with a three-bed barn conversion and a cottage.

Carlton House, located in Mettingham near Bungay and listed for sale at a guide of £3.6m, came on the market last year as part of a much bigger sale. Since then, the offer has been ‘slimmed down’ - although selling agent, Tim Fagan of Strutt & Parker, says it still offers huge potential as properties of this calibre rarely come on the market.

The main farmhouse is Grade II listed, timber-framed and believed to date back to the 16th century, although it was remodelled a century later and several further additions have also been made.

A further three-bedroom cottage, believed to date from the early part of the 20th century, is included within the grounds and has been extensively renovated, including the construction of a new roof and an internal refit.
