A six-bedroom farmhouse set in almost 80 acres of private farmland has come up for sale near the Norfolk-Suffolk border - along with a three-bed barn conversion and a cottage.

Carlton House, located in Mettingham near Bungay and listed for sale at a guide of £3.6m, came on the market last year as part of a much bigger sale. Since then, the offer has been ‘slimmed down’ - although selling agent, Tim Fagan of Strutt & Parker, says it still offers huge potential as properties of this calibre rarely come on the market.

“Rarely do I handle the sale of such a great farm,” he says. “There are many opportunities for the buyer to create something unique which matches their needs superbly."

Since 2006, the property has been the home of the Carlton House Polo Club and all-weather equestrian facilities are still included on the site. Many of the outbuildings – including the cottage and barn – could also be used to generate extra income.

“The equestrian facilities are excellent," explains Mr Fagan, "but with the three houses, a wide range of buildings and land, Carlton House offers a blank canvas and real scope.”

What really strikes Mr Fagan about the property, he says, is its seclusion – as well as the sought-after potential for multi-generational living.

“The three houses are ideal for a family looking to combine their finances and live on one property, albeit independently, which is something that has become more popular in recent years.”

The main farmhouse is Grade II listed, timber-framed and believed to date back to the 16th century, although it was remodelled a century later and several further additions have also been made.

Highlights include its impressive reception spaces, which include several woodburners, the kitchen fitted with an Aga, a useful utility space and larder and six bedrooms and two bathrooms on the first floor.

There are also two attic rooms and a wine cellar sits below the house.

The barn was converted in 2006 and provides a useful – and sizeable – annex to the main farmhouse, offering a huge open-plan reception room, large kitchen, plenty of storage space and three en suite bedrooms.

A further three-bedroom cottage, believed to date from the early part of the 20th century, is included within the grounds and has been extensively renovated, including the construction of a new roof and an internal refit.

Accommodation includes a living room, sitting room and kitchen/breakfast room on the ground floor, along with a cloakroom and utility space. Three bedrooms and a bathroom are located upstairs and there is a terrace outside.

The property is being sold as one or in two lots. Lot one, priced at £3.4m, comprises the central core of houses, buildings and equestrian facilities, including the all-weather arena and polo pitch.
